We read Cook County's own assessment roll for tax year 2025 and compared every home with others of the same class, size, age and construction on its own block group. 1,363 homes are assessed at least 10% above their comparables. That is the argument an appeal is made of, and it is built entirely from the county's figures.

Why uniformity, not market value
Most appeal services argue your home is worth less than the assessor thinks, using sale prices. Illinois law lets you argue something simpler and harder to dispute: that the assessor values your home differently from identical homes nearby. That argument is built from the assessor's own numbers, so there is nothing to disagree about except which homes count as comparable. Building it takes the whole roll, which is what this is.
